Checklist for Selling
When you’re getting ready to sell your home, there are a number of things that you can do in advance that will help speed the process up for you, your estate agent and your Solicitor.
Your property
- Find as much paperwork as you can for your property, from the tme you originally bought it.
- List all of the work you’ve had done on the property - from electrics to extensions.
- Find copies of any tmber/damp guarantees and safety certicates for boilers etc.
Services
- Know which local authority you’re in and have a copy of your latest council tax bill
- Note down the service providers for your home such as gas, water, electricity, phone, broadband etc.
Legal
- Find any paperwork relating to any shared access (if applicable) to your property (garden or driveway)
- Make sure you know which boundaries belong to you and which ones belong to your neighbours
- Secure quotes from legal companies and ask them if they can prepare contracts of sale in advance of receiving an offer
- Make sure the legal company includes all fees, including stamp duty, legal costs, bank transfer fees, land registry fees and VAT. Ask them to confirm this in writing
