“Nicola was very open and honest about house prices from the start. I trusted her. Once we went with what Nicola suggested, the house sold quickly. 100% I would recommend Peter Ball & Co.”
Communicating the value of a property in a busy, competitive market takes sharp local insight and a keen sense of timing. At Peter Ball & Co, this is how we make bold decisions alongside our customers and complete the sale they need.
Laura was selling a four-bedroom town house in Woodmancote in Gloucestershire, which is quite a sought-after area. However, with it being on the end of a terrace, Laura thought it might be more challenging to sell than the detached properties in the neighbourhood (even though the property was actually over 2,000 sq ft, with two parking spaces and garage, solar panels, bi-folding doors and open plan kitchen).
A focus on delivering results
Laura already knew Nicola from our Bishops Cleeve branch a little, and had asked her opinion on the house before it went on the market. As well as our branch being handily located, Nicola’s insight and clear passion for delivering results made the decision to use Peter Ball & Co quite straightforward for Laura.
Nicola understood the challenges ahead in a busy market where buyers have a choice, meaning they often tend to favour a detached property. After visiting the town house, Nicola used her know-how and eye for detail to advise on getting the property ready to compete with the detached market. This involved pointing out a couple of aspects that looked a bit dated and could be easily replaced or freshened up.
“There were a few things a bit dated in the house. Nicola immediately said they were worth changing, and for not much money it really freshened up the place.”
How value shines through
Within a couple of weeks, it became apparent that the price had to be adjusted to show the value this exceptional town house could offer family buyers. This adjustment and the property’s re-launch very swiftly generated a greater number of enquiries, and a sale was agreed within a week. This meant Laura was able to secure their next home and bring their exciting plans for it to life.
“The team was always doing things proactively, always understanding, even when I took our house off the market for a bit. They were always working closely with me and keeping my expectations real.”
The crucial role of our sales progressors
At Peter Ball & Co, we place great importance on our sales progressors: a role our customers come to appreciate too. Dionne is one of our Sales Progressors, focused on speeding up transactions and maintaining positive and productive relationships with vendors and solicitors. Dionne and the rest of the team kept Laura informed during what was a fairly drawn-out process, due to the stamp duty holiday and consequently an extremely busy time for solicitors.
“Dionne was so switched on and involved, and prompt and friendly in her emails. We quickly struck up a good rapport. She kept in regular contact with the solicitors which really helped to push the sale through, always calling me to letting me know how things were progressing.”
Bigger plans ahead
Having sold the Woodmancote town house, Laura and her family are now settled in their new home in Teddington. It’s a slightly smaller house, but there are already exciting plans to extend and make it fit their busy family life.
Keeping our customers updated is key to Peter Ball & Co’s partnership approach. The sales journey can be bumpy at times, but our attention to detail and ongoing communication mean customers stay informed and assured every step of the way.
“I’m not particularly technical, so the way the system was made easy and straightforward was great. The team was always letting me know what was going on; not many others were!”
